Building Renovation
The Miller & Rhoads project involved the renovation of over 500,000 SF of historic, downtown, retail space into a 250-room Hilton Garden Inn, 133 condos, and three future retail spaces. Through careful selective demolition and product selection, the project was successful in receiving historical tax credits. The project covers an entire city block in downtown Richmond, Virginia. Two main structures comprise the 500,000 SF of space: a four-story wood structure constructed in the late 1800s and an eight-story steel structure that was built in phases from the early 1900s to 1955. Intensive stabilization was needed to maintain structural integrity while significant portions of the structure were removed. Exterior facades were rehabilitated and exterior windows were restored or replaced with replicas. Heating and cooling was accomplished using water source heat pumps in the units and packaged rooftop units for common spaces. A new underground parking deck was constructed using the basement walls of a building that was previously demolished. The new Porte Cochere was constructed on top of the new underground parking deck.
