THIS PROJECT
Aspen at Melford Town Center is a five-story, wood framed multi-family apartment building. The community includes studio, one- and two-bedroom living spaces ranging from 574 to 1,468 SF. The residential building’s “Texas Donut” design features a 180,000 SF parking garage as the building’s core, with the residential units surrounding it. Amenities in the apartment building include:
- Heated, resort-style pool
- Movie theater
- Fitness center
- Outdoor courtyard
- 18 EV car chargers
- Pet spa and indoor dog park
- Community park
- Bike storage and repair room
- Business center and conference room
- Billiards and resident lounge
- Community room
- Covered parking
The project team utilized the Last Planner System with daily huddles for safety and scheduling reasons while heavy machinery was on the jobsite. To help expedite construction, the wood panels and trusses were constructed off-site then brought to the project site for final assembly. The exterior wood panels arrived at the jobsite with the ZIP System wall sheathing already attached, which helped to further expedite construction. Whiting-Turner applied VDC for coordinating the underground utilities, common areas, and select corridors and apartments. The congested corridor ceilings, resulting from the wood trusses and complex HVAC system, made the VDC modeling process an essential part of the project to avoid rework. Sustainability features of the project include energy star appliances, energy efficient HVAC system and light fixtures, a 900 kW solar system on the roof and electric vehicle charging stations. This project is LEED Gold®.
