The Front Street District development is part of Adrian’s Landing, a state and privately funded revitalization of the Hartford riverfront. The name Front Street is a rededication of a historic Hartford neighborhood that was razed during the construction of Constitution Plaza.

Front Street Lofts
The Front Street Lofts is a ground-up construction project of a six-story residential building. The 20,000 SF ground level consists of a residential lobby and retail space. The upper five floors are 21,000 SF each and contain a total of 121 residential units consisting of one- and two- bedroom apartments. Other amenities include a fitness center, bike room and rooftop deck overlooking Front Street East.

Front Street Retail
The new retail space in the Front Street District includes two single-story core and shell retail buildings split into Block A and Block B. Construction of the apartment building also involved 11,000 SF of interior construction for a Barnes and Noble. The project also included interior construction of a 27,600 SF movie theater with a restaurant, kitchen and bar area, meeting rooms, as well as stages in front of the screens for presentations.

Front Street District Garage
The Front Street District Garage is a four-level, 105,000 SF parking structure with 261 parking spaces and includes a garage security office, three stairwells, wet/dry storage rooms and a 4,700 SF loading dock to serve the district’s retail tenants. The structure for the garage is precast concrete on top of a caisson and grade beam foundation, and the exterior façade is made of precast concrete panels with a standard picture frame reveal.

UCONN Downtown Hartford Campus
This facility includes 161,000 SF of academic space and 19,000 SF of core and shell retail space. This building replaced the current campus and provides all academic services, including 23 classrooms, staff and faculty offices, computer and science laboratories, conference and meeting rooms, a three-story grand atrium, large student lounge and student services offices
