THIS PROJECT

MGM National Harbor, a luxury resort with a casino, concert venue and hotel, is located on 23 acres near the Potomac River in Maryland. The 3 million SF complex had an ambitious schedule and was completed in less than 30 months. The resort includes:

  • 125,000 SF casino floor with 3,600 slot machines, 140 ga ming tables, two high-limit gaming areas, as well as two bars and lounges.
  • 3,000-seat concert theater which includes sound, video and lighting, VIP suites on the second floor, as well as telescopic seating with 900 retractable seats.
  • 23-story hotel with 234 guest rooms, 74 suites, a spa and an outdoor pool.

The complex also includes 12 dining options with several celebrity chef restaurants, 50,000 SF of conference/meeting space, 18,000 SF of retail space, as well as a 4,800-space parking garage.

SUSTAINABILITY

MGM National Harbor is the first integrated resort in the Washington, DC region to achieve LEED Gold certification. Sustainable elements include:

  • Rainwater Harvesting: A 700,000-gallon cistern collects and stores rainwater captured from the roof.
  • Water Conservation: High-efficiency fixtures reduce water consumption by more than 45 percent.
  • Resiliency: A large combined heat and power energy plant generates on-site electricity.
  • Energy Efficiency: LED lighting technology allows for less direct lighting energy to be consumed and reduces the required cooling energy.
  • Alternative transportation: The garage includes 28 electric vehicle charging stations and 185 low-emitting, fuel-efficient vehicle parking spaces.
  • Waste and Recycling: More than 96 percent, over 15,000 tons, of construction waste was diverted from landfills during construction.

This project achieved LEED® Gold certification and was also awarded:

  • 2017 ENR MidAtlantic Excellence in Safety Award of Merit
  • 2017 Washington Building Congress Craftsmanship Star Award for visual excellence and awards for concrete and electrical work

SITEWORK

The MGM National Harbor project is located on 23 acres and involved extensive sitework, including:

  • Removal of 600,000 cubic yards of impacted soil
  • 6,100 cast- in-place piles
  • 1,200 pile caps
  • 27 miles of heating hot water piping
  • 20 miles of sanitary piping
  • 40 miles of domestic water piping

The site consisted of new utilities, retaining walls, roads, sidewalks, pavers, site lighting, sculptures, landscaping, irrigation, curb and gutter, decking, fencing, water walls, a fountain, pool and signage. The project site was surrounded by State of Maryland highways with tight site logistics and limited laydown for materials.
